The redesign of 160 Charlemont Street replaces a redundant industrial site with a 40B residential development balanced by a significant new open space resource. The landscape features undulating topography that integrates an expansive recreational lawn and a bespoke playscape, with meandering paths navigating the natural grade to connect the adjacent residential community.

The building’s U-shaped forms envelope two private residential courtyards, providing dedicated amenities including a pool and community gardens. To maintain a human scale, the primary building form is divided by a central open amenity space, aligned on an axis with the Pattern District to facilitate a future pedestrian connection.

The site design prioritizes the integration of large existing trees, which serve as a natural buffer between the development and the neighboring small-scale residential fabric. A new multi-use path provides the primary structure for the site, leading from an improved streetscape along Charlemont Street, through the new parkland, and across the Charles River to connect with the regional woodland trail network.
